Why it matters in Edmonton

Alberta’s New Home Warranty Program is mandatory for all new home builders in the province — but not all builders treat it the same way. Some builders enroll because they have to and then become difficult to reach when a claim comes in. We enroll because we stand behind the homes we build, and we stay reachable because that’s part of the job.

Edmonton’s climate creates specific warranty considerations that don’t come up in milder markets. The first full freeze-thaw cycle after possession will reveal any drainage issues around the foundation. Window seals, caulking, and exterior cladding all see real stress in an Alberta winter. The one-year workmanship coverage window is there for exactly this reason — issues that develop in the first heating season are legitimate warranty items.

We also provide a trades contact list at possession specifically for Edmonton’s climate realities. If your furnace acts up in January at 11pm, you want to know who to call. We give you that information as part of the handover, not as an afterthought.

Pre-Possession Walkthrough

We walk the completed home with you before possession day. Every deficiency gets documented and resolved. We don’t hand over keys until the list is clear.

Possession & Documentation

At possession, you receive your ANHWP warranty certificate, your trades contact list, and an overview of what’s covered and how to make a claim if needed.

Post-Possession Follow-Up

We check in at 30 days and again near the end of the first year. If anything has come up — settlement cracks, a sticking door, a drainage concern — we want to know about it while the coverage window is open.

Frequently Asked Questions

One year on workmanship and materials, two years on mechanical systems (plumbing, electrical, HVAC), and ten years on structural defects. Coverage amounts vary — your warranty certificate will outline the specific limits.

Normal wear and tear, damage caused by the homeowner, cosmetic issues that don’t affect function, and appliances (which carry their own manufacturer warranties). Landscaping and driveways are generally excluded unless covered separately.

Contact us directly. We prefer to resolve warranty items ourselves before involving the ANHWP. If we can’t resolve it or we disagree on coverage, the ANHWP has a conciliation process.

That’s exactly why the ANHWP exists. The program provides backed coverage regardless of the builder’s status. Your home is protected even if your builder is not.

Yes. The remaining ANHWP coverage transfers to the new owner with the property. It follows the home, not the original buyer.
